Why South Tampa

What Buyers Should Know First

Established Neighborhoods

Much of South Tampa was built out in the early and mid 1900s, so streets are mature, tree-lined, and built around a grid. Each neighborhood has its own character and civic association, and buyers often pick a few blocks rather than a zip code.

A Wide Range of Homes

You'll find 1920s bungalows, Mediterranean Revival homes, mid-century ranches, new two-story construction on rebuilt lots, and condos and townhomes near Bayshore and SoHo. Bayfront homes exist, but there are few of them and they carry a premium.

Close to Everything

Downtown Tampa, the Westshore business district, Tampa International Airport, Tampa General Hospital, and MacDill Air Force Base are all a short drive. Bayshore Boulevard's waterfront path runs for miles along Hillsborough Bay.

South Tampa, Neighborhood by Neighborhood

Hyde Park

One of Tampa's oldest neighborhoods, with bungalows, brick streets, and Hyde Park Village close by. Much of it is a city historic district, so exterior changes go through design review.

Palma Ceia

Quiet residential streets around Palma Ceia Golf & Country Club, with a mix of Mediterranean Revival homes, bungalows, and newer construction between Bayshore and Dale Mabry.

Ballast Point

The southern end of Bayshore Boulevard, anchored by Ballast Point Park and its fishing pier. Mid-century homes sit alongside rebuilds, and it's convenient to MacDill.

Davis Islands

Islands in Hillsborough Bay developed in the 1920s, home to Tampa General Hospital, Peter O. Knight Airport, and a yacht club. Few entry points and real flood exposure are part of the trade-off.

Beach Park

On the Old Tampa Bay side near Westshore, with ranch homes, newer luxury builds, and quick access to the Westshore business district and the airport.

South Tampa Questions

Buying in South Tampa: Common Questions

South Tampa has a wider mix than most of Tampa Bay. Hyde Park, Palma Ceia, and Davis Islands have many early 1900s bungalows and Mediterranean Revival homes. Farther south, in areas like Ballast Point and Beach Park, mid-century ranch homes are common. Throughout South Tampa, many older homes have been replaced with new two-story construction. Condos and townhomes cluster near Bayshore Boulevard and SoHo. Most single-family lots are modest in size, and true waterfront homes are limited.

Much of South Tampa is low-lying, and many homes near Hillsborough Bay and Old Tampa Bay sit in FEMA special flood hazard areas, where lenders require flood insurance. Storm surge from Hurricane Helene in 2024 flooded streets and homes in several South Tampa neighborhoods. Before you commit, check the flood zone on the FEMA Flood Map Service Center, ask for the elevation certificate and any flood claims history, and get a flood insurance quote during your inspection period. If you plan major renovations, ask about the FEMA 50% rule, which can require an older home to be elevated or brought up to current flood standards.

Hyde Park is the most walkable, with historic homes near shops, restaurants, and downtown, and much of it falls under city historic district design review. Palma Ceia is quieter and residential, centered on its golf club. Ballast Point and the southern stretch of Bayshore are closer to MacDill Air Force Base and offer a more relaxed pace. Davis Islands feels like its own small town, with water on every side. Beach Park sits on the Old Tampa Bay side near Westshore and the airport. The right fit usually comes down to commute, budget, lot size, and how much flood exposure you're comfortable with.

Beyond the purchase price, budget for homeowners and wind insurance, flood insurance if the home is in a high-risk zone, and property taxes. Florida's Save Our Homes cap on the seller's assessed value resets when a home sells, so your property taxes are based on your purchase price and can be much higher than the seller's bill. Most South Tampa single-family streets do not have HOA or CDD fees, unlike many newer master-planned communities, but condos and some townhomes do. If the home will be your primary residence, file for Florida's homestead exemption by March 1.
