More Room to Live. More to Come Home To.
Lutz & Land O' Lakes Real Estate
From the shaded streets and established homes of Lutz to the lakeside neighborhoods and planned communities of Land O' Lakes, this stretch north of Tampa offers space, character, and quick access to the city. The two sit side by side, but much of Lutz is in Hillsborough County while Land O' Lakes is in Pasco, and that difference matters.
Lutz or Land O' Lakes? How They Differ
Both offer more room than most of Tampa Bay. The differences are in the age and style of the homes, the amenities, and which county a specific address falls in.
Lutz
An unincorporated community known for mature oaks, lakes, and a small-town core around its historic train depot. Homes range from older lakefront houses and wooded lots to guard-gated golf communities.
- You'll find: established neighborhoods, custom homes, lakefront properties, and some of the area's higher-end gated communities.
- Trade-offs: less new construction, older homes to inspect closely, and septic and wells on many non-subdivision lots.
- Check: the county for each address. A "Lutz" mailing address can be in either Hillsborough or Pasco.
Land O' Lakes
Named for the many lakes around it, Land O' Lakes combines older lake communities with large master-planned neighborhoods built over the past two decades, many with trails, pools, and amenity centers.
- You'll find: newer homes, planned communities with amenities, and established lakeside neighborhoods.
- Trade-offs: CDD and HOA fees in most planned communities, and growing traffic on SR 54 and US-41.
- Services: Pasco County schools and county services.
Six Communities, Six Different Experiences
Cheval
A guard-gated golf community with established neighborhoods, mature landscaping, and upscale homes on generous lots. A natural fit for move-up buyers who want privacy and golf-course surroundings without a long drive to Tampa.
Avila
A guard-gated golf and country club community known for custom estates, distinctive architecture, and privacy. Many homes carry a Tampa mailing address. Each home here is different enough that pricing comes down to the property, not the neighborhood average.
Old Lutz & Lakefront Homes
Established homes on varied lot sizes, mature trees, and properties on the area's lakes. Ideal for buyers who want character or a custom home rather than a planned subdivision.
Bexley
A newer master-planned community with community trails, recreation amenities, and contemporary home designs, for buyers who want a modern neighborhood.
Connerton
A large master-planned community with newer construction, nature-oriented surroundings, and a variety of home designs and builders.
Wilderness Lake Preserve
An established, nature-focused community with its own lodge, recreation facilities, and a strong neighborhood identity. Governed by its own community development district.
Lakes, Trails, and Open Space
Lake Park
A large Hillsborough County park off North Dale Mabry Highway in Lutz, with lakes, wooded trails, and room for biking, paddling, and horseback riding. Parts of the park have closed for repairs in recent years, so check its status with the county before you go.
Lutz Memorial Park
A small neighborhood park in the heart of Lutz with a walking path, benches, and an open field, next to the Lutz Community Center and a dog park. Park details.
Serenova Tract
Part of the Starkey Wilderness Preserve west of Land O' Lakes, managed by the Southwest Florida Water Management District for quiet, nature-based recreation. Known for horseback riding, hiking, and primitive camping. Preserve information.
Looking for a Home With a Little More Room?
Whether you're looking for a lakefront property, a custom home beneath mature oaks, or an established neighborhood with room to settle in, the details matter. Not every item applies to every property, but these are the ones worth checking.
- Lake access and water levels. Lake levels rise and fall with rainfall. Ask whether the lake is navigable, what boats are allowed, and how the shoreline looks in a dry year.
- Septic or sewer. Many older and larger-lot homes use septic. Have the system inspected and ask about its age and service history.
- Wells and water quality. If the home has a private well, test the water and inspect the pump and equipment.
- Easements, zoning, and restrictions. Confirm what you can build, keep, or fence, especially on acreage or properties with animals in mind.
- Flood zone. Lakefront and low-lying lots can be in FEMA flood zones. Ask for the elevation certificate and any water intrusion history.
- Insurance and roof age. Older homes and larger properties can be costly to insure. Get quotes during your inspection period.
Lutz & Land O' Lakes: Common Questions
Lutz is an unincorporated community that is mostly in Hillsborough County, with its northern areas in Pasco County. Land O' Lakes is an unincorporated community in Pasco County. That means property taxes, public schools, and county services depend on which side of the county line an address falls, so confirm the county for any home you consider. In general, Lutz has more established homes, wooded and lakefront lots, and guard-gated golf communities, while Land O' Lakes combines older lake neighborhoods with larger master-planned communities built more recently.
Outside the gated communities, much of Lutz is made up of established neighborhoods and individual properties on the area's lakes, wooded lots, and parcels with more land than a typical subdivision offers. These homes vary widely, so it helps to search by lot size and lake frontage rather than by neighborhood name, and to look closely at each property's water access, septic, and well.
Most newer homes in Land O' Lakes are in its master-planned communities, such as Bexley and Connerton, which have been built over the past two decades and include trails, pools, and amenity centers. If you visit a builder's model, bring your agent on the first visit; many builders won't let an agent represent you if you registered without one. The new construction guide covers the process.
Gated communities and master-planned neighborhoods in both areas usually have an HOA, and many planned communities also have a community development district (CDD). HOA dues cover amenities and common areas, while CDD assessments appear on the annual property tax bill. Each community has its own arrangement, so check the actual tax bill for the address on the Hillsborough or Pasco County tax collector's website and ask for the HOA's current dues. Many older Lutz properties outside subdivisions have no HOA at all.
Confirm the lake access and whether the lake is navigable, how water levels change in wet and dry years, and any rules about docks or shoreline changes. Have the septic system and any private well inspected, and test the water. Check easements, zoning, and deed restrictions for what you can build or keep on the land, look up the flood zone on the FEMA Flood Map Service Center, and get insurance quotes during your inspection period. Not every item applies to every property, but each one can change the value of a deal.
