FishHawk & Lithia Real Estate
Southeast of Brandon in Hillsborough County, FishHawk and Lithia combine shaded streets, miles of trails, and conservation land with established neighborhoods people seek out on purpose. Whether you want a home in a master-planned community or a few acres of your own, this is where to start.
Two Ways to Live in Lithia
FishHawk Ranch is the area's signature master-planned community: neighborhoods built around parks, pools, a network of walking and biking trails, and a town center with shops and restaurants. Homes range from townhomes to large family homes, and community districts maintain the landscaping, trails, and amenity areas.
Outside the planned communities, greater Lithia is more rural. Buyers find homes on larger lots, acreage with room for horses or workshops, and custom-built houses on quiet roads. The trade-off is fewer shared amenities, and often a private well and septic system to maintain.
What both share is the setting: mature oaks, the Alafia River nearby, and county parks and preserves within a short drive. It's also an established area, which is why many people living here today are deciding what their next move should be.
Four Distinct Ways to Call It Home
These names get used loosely, but they aren't interchangeable. Each has its own amenities and, in some cases, its own HOA and community development district, so fees and rules can differ even a few streets apart.
FishHawk Ranch
The original master-planned community, with established neighborhoods, mature landscaping, and a trail network connecting parks, pools, and recreation areas. FishHawk Ranch Towncenter adds shops and dining within the community.
FishHawk Ranch West
A separate community with its own homeowners association and district. Its LakeHouse amenity center includes pools, a fitness center, a game room, and dog parks, and it's a distinct place to live rather than simply another section of FishHawk Ranch.
Starling at FishHawk
One of the newer parts of FishHawk, with its own amenity center, pool, fitness facilities, and gathering spaces. Homes here are generally newer than in the original neighborhoods.
Greater Lithia & Acreage Homes
Beyond the planned communities are homes on larger lots, acreage properties, and custom homes with more privacy and fewer neighbors. Some allow horses, barns, or workshops that most HOAs would not.
Trails, Springs, and Saturday Games
Lithia Springs Park
A Hillsborough County park built around a natural spring on the Alafia River, with shaded trails, a campground, and a swimming area that's been a local favorite for generations. Swimming depends on water conditions, so check the county's park page before you go.
Fish Hawk Creek Preserve
Protected county land with hiking trails, birdwatching, and a quieter, wilder side of the area's outdoors. Trails can close after heavy rain or for prescribed burns, so check trail status first.
FishHawk Sports Complex
The county sports complex in FishHawk hosts youth soccer, baseball, and football leagues, and on weekends it's the center of the area's family life. Leagues are run by county partner organizations.
FishHawk & Lithia: Common Questions
They are neighboring master-planned communities in Lithia, but they are governed separately. FishHawk Ranch West has its own homeowners association and its own community development district, with amenities centered on its LakeHouse. FishHawk Ranch has its own district and associations, its trail network, and the FishHawk Ranch Towncenter. Because the HOAs and districts are separate, fees, rules, and amenity access differ, so compare the specific address rather than assuming everything with the FishHawk name works the same way.
Most homes in the FishHawk communities pay both. HOA dues cover the association's amenities and common areas, while community development district (CDD) assessments appear on the annual property tax bill and fund infrastructure and district-maintained parks, trails, and landscaping. Amounts vary by community, neighborhood, and even lot, so the only reliable number is the one for the specific address. Before making an offer, look up the property's tax bill on the Hillsborough County Tax Collector's website and ask for the HOA's current dues and budget. Luke reviews both with every buyer.
Yes. Outside the master-planned communities, much of Lithia is rural, with homes on larger lots, multi-acre properties, and custom homes. Some properties allow horses, barns, or workshops. When you look at acreage, confirm the zoning and any deed restrictions, inspect the well and septic system, check whether the road is public or private, and look up the flood zone, especially near the Alafia River and its creeks. Insurance can also cost more for larger or older homes, so get a quote during your inspection period.
Most FishHawk and Lithia commuters head north through Brandon or west toward I-75, using roads such as FishHawk Boulevard, Boyette Road, Bloomingdale Avenue, and Lithia Pinecrest Road. From I-75, the Selmon Expressway is a common route into downtown Tampa. Drive times depend heavily on the time of day, so test the commute at the hours you'll actually drive before choosing a neighborhood.
FishHawk and Lithia are served by Hillsborough County Public Schools. School boundaries can change, and neighboring streets are sometimes assigned to different schools, so don't rely on a listing description or a neighborhood name. Use the school district's official school boundary locator for the exact address, and contact the district directly if the address is near a boundary or in a newer section.
FishHawk and Lithia are inland and not exposed to coastal storm surge, but rivers, creeks, wetlands, and retention ponds run throughout the area, and the Alafia River can flood after heavy rain. Some homes are in FEMA flood zones and some are not. Look up the address on the FEMA Flood Map Service Center, ask the seller about any past water intrusion, and price a flood policy even if one isn't required.
